At Bee Home Inspections, we specialize in Permanent Foundation Certifications for manufactured homes, fully compliant with HUD’s requirements. These certifications are often required by mortgage lenders (FHA, VA, USDA) to verify that your manufactured or mobile home is properly installed on a permanent foundation system.

What We Do

  • On-Site Field Inspection
    We visually observe and document accessible foundation components and conditions requested by the reviewing engineer. This may include piers, footings, beams, tie-downs, support spacing, anchoring/restraint systems, skirting, measurements, and photographs.

  • Engineer Review & Certification                                                      After the field inspection, we submit the collected information to a licensed professional engineer for independent evaluation. If the foundation meets the applicable requirements, the engineer may issue a signed and sealed certification. Additional documentation, corrections, or reinspection may be required before certification can be issued.

  • Field Documentation

    We collect photographs, measurements, and observable field information for evaluation by the licensed engineer. Bee Home Inspections does not make the engineering determination of compliance.

  • Fast Report Delivery
    Once the engineer completes the review and, when applicable, issues the certification, we provide the completed engineering documentation digitally. Engineering review times may vary depending on the property conditions and whether additional information or corrections are required.

Additions and Modifications

If the manufactured home has structural additions or modifications—such as porches, rooms, decks, carports, or attached roof structures—an additional engineering evaluation may be required. Bee Home Inspections can collect the field information requested for review by the licensed engineer. When applicable, the engineer will evaluate whether the addition or modification satisfies the requirements necessary for certification.

Some lenders may request a Foundation Certification only, an Additions Certification only, or both Foundation and Additions Certifications depending on the loan type and property configuration.
